Our Preventative Maintenance Program is included in the Full Service plan. We schedule proactive property checks to catch small issues — like worn caulking, slow drains, or HVAC filters — before they become expensive repairs. This protects your investment and keeps tenants happier longer.
Full Service plan owners receive up to $500 in coverage for pet-related damage that exceeds the tenant's security deposit. This allows you to accept pet-owning tenants — a larger applicant pool — without taking on extra risk. Coverage applies per tenancy.
On the Full Service plan, you are never charged a monthly management fee during periods when your property is vacant. You only pay when rent is actually collected — so our incentives are fully aligned with yours to keep your property rented.
Full Service clients receive twice-yearly interior inspections of their property. We walk through the home, document its condition with photos, check for any maintenance needs or lease violations, and send you a full report. This keeps you informed without requiring you to be present.
All plans include our comprehensive tenant screening process: full credit report, nationwide background and eviction check, income verification (we look for 3x monthly rent), rental history review, and identity verification. We follow all Fair Housing guidelines throughout.
The leasing fee covers the work of marketing your property, screening applicants, preparing the lease, and completing the move-in. For Lease Only it is one full month's rent. For Essential and Full Service it is half a month's rent. It is charged only when a qualified tenant is successfully placed — never upfront.
No. We believe in earning your business every month. Our management agreements do not lock you into long-term commitments. If you are ever unhappy with our service, you can cancel with proper notice — no penalties, no exit fees.
If you want to self-manage but need a quality tenant placed, Lease Only is perfect. If you want rent collected and day-to-day management handled without being on-call, Essential at 8% is our most popular option.
